Once we have that information we will prepare a design agreement for your approval to begin the preliminary design plans and material selections for the job. After the design is complete and the final budget is agreed upon, we provide a lump sum firm fixed price quotation for the construction. We then prepare the construction documents, write the material specifications, and get everything ready to go to the building department for a permit to build the job.

It’s part of our standard process to always check with the local government and HOA’s to research zoning restrictions. In some areas, you may not be able to build within a certain number of feet of the front, sides or rear of the property lines. Other areas have rules about how much space on your property can be covered with buildings, how close you can get to protected spaces such as wetlands, septic systems or how high you can build up.
Remodeling job costs are driven by two factors

Once a budget is established, materials are selected and a design plan has been developed, we then determine the actual cost of the job by expertly estimating the job from the design. There is no other way around this process. It’s the only way to be certain a project will come out of the ground and be built on time and on budget.
